Multiplex has won the shell and core contract on the £450m St John’s Wood Square development in Westminster.
The 5.5-acre scheme will see the former St John’s Wood Barracks turned into a prime 179-home development.
The Australian multinational had already been working with client St John’s Wood Square Development under a preconstruction services agreement since September 2023, and has now been awarded the main contract.
Data provider Glenigan estimates the overall value of the scheme to be £450m. The value of the shell and core contract has not been disclosed.
The development will see the homes spread across nine buildings ranging from three to six storeys. Other works include a sensitive restoration of a Grade II-listed riding school building.
Demolition of other buildings on site was completed in May 2023, while McGee is currently carrying out basement construction works.
Completion of the shell and core construction is scheduled for December 2026, with the fit-out element targeted for completion by December 2028.
The client is targeting WELL Platinum and BREEAM Excellent certification for the shell and core construction.
Multiplex UK managing director Callum Tuckett said: “The St John’s Wood Square scheme is one of the most prestigious and eagerly anticipated residential developments in central London, so Multiplex is understandably proud to continue our involvement into the next stages of construction.
“Our project team has demonstrated both the technical capabilities and innovative thinking required to undertake a project of this scale and complexity.”
St John’s Wood Square chief operating officer Gareth Stow said: “We are setting the highest standards for the St John’s Wood Square development project and it’s good to have a partner who shares the same values.
“As our vision becomes reality, St John’s Wood Square will further enhance a beautiful part of central London.”
